The City of Solon, Ohio, has referred to this project as its crown jewel. The community agreed this was the best use for the previous golf course.
Our team assisted in rezoning and a voter referendum to develop 32 acres into a 105-lot, private, single-family home development for people 50 years of age and older. We also provided ecological, engineering, and stormwater management services.
The development is unique in that private property owned by Cleveland Metroparks surrounds it, and there is no direct public access. This means that all utilities were brought in from over a mile away from the site. Construction and future residents will enter and exit through private property easements.
We prepared construction documents, easement packages, HOA documents, subdivision plans, traffic studies, and design coordination with all key stakeholders.

The Cleveland Metroparks purchased and will maintain 15 acres, providing hiking/biking trails and recreational space for Hawthorne Estates and the public. Construction of the homes began in September 2024 and will continue through 2025.
